A small, highly energetic, real estate investment and development company made up of a small, dedicated staff is looking for a Senior Director of Real Estate Finance.
The company has been in business almost 50 years and has owned and operated hundreds of properties all over the US. Recently the company built a 300,000 sq. ft. warehouse in Columbus, Ohio and leased it to Amazon. It is currently building a 155,000 sq. ft. warehouse in Salem, New Hampshire and leasing it up plus adding a 300,000 sq. ft. addition to a 400,000 sq. ft. warehouse it already owns in Winter Haven, Florida that is leased to Sherwin Williams. People with an entrepreneurial spirit who care about their career will do best.
They are looking for at least 5+ years’ experience in this kind of job in the real estate industry. Salary: $150,000 40 Hours a week- Onsite at the office in Roseland, NJ
Responsibilities
Tax Planning
- Prepare quarterly projections.
- Work with accountants to update results every month as needed.
- Review all new deals for tax benefits available.
- Construct creative tax strategies in order to minimize tax liabilities.
Tax Return Preparation
- Prepare detailed year end work papers with all schedules needed.
- Work with accountants to prepare and file all tax returns needed Confirm receipt by the states and Internal Revenue Service of all forms.
- Confirm and pay all quarterly and annual taxes due.
Acquisitions and Dispositions
- Review all detailed investment data for accuracy and reliability.
- Participate in all decisions regarding acquisitions and dispositions.
- Read and comment on all documents prepared for closing.
- Prepare and review closing statements.
- Participate in obtaining and reviewing all outside expert reports.
Mortgage Financing
Participate in obtaining all mortgage debt as needed. Read and carefully review all documents. Help to obtain new sources of capital. Report quarterly to the CEO and deal with all requirements as outlined in the documents
Accounting
- Supervise and enter as needed all accounts payable and all accounts receivable.
- Be responsible for all tenant collections and prepare weekly updates.
- Prepare monthly bank reconciliation's Prepare detailed annual budgets.
- Detailed cash flow analysis and update monthly..
- Review contracts for accuracy and make sure they are abided by.
- Bid and supervise and bind all insurance as needed.
- Be on charge of all payroll and all benefits.
- Prepare and file all 1099's and W2s needed.
- Supervise the purchase of all office supplies.
- Fully research and then purchase all office and computer equipment purchases.
- Oversee the computer system and interface with outside people as the IT dept.
- Supervise all office staff and all activities that go on in the office.
- Oversee all HR duties.
